Mortgage calculation
The calculation converts the annual rate you enter to a periodic rate using semi-annual compounding, then applies the amortization formula to the mortgage principal. It does not predict the rate a lender will offer and does not include mortgage insurance, taxes, condo fees or other ownership costs.
Property transfer duties
The calculator applies the 2026 brackets to the amount entered. The actual bill uses the highest of the amount paid, the amount in the deed and market value determined with the assessment roll and comparative factor. Some municipalities can set higher rates, so always confirm with the municipality and your notary.

- Is the welcome tax based only on the purchase price?
- Not necessarily. The tax base is the highest of the amount paid, the amount stated in the deed and market value calculated from the assessment roll and applicable comparative factor.
- Does the mortgage payment include every monthly housing cost?
- No. The result covers only principal and interest based on the values entered. It excludes mortgage insurance, property taxes, home insurance, condo fees and utilities.
- Why might a lender's payment be different?
- A lender uses the exact terms of its product, your borrower profile, applicable insurance, its rate convention and rounding rules. This calculator is for planning and does not replace a pre-approval.
