Vaudreuil-Soulanges Real Estate Market Report: January–June 2026
Jonathan Ehrlick

Vaudreuil-Soulanges recorded fewer residential sales in the first half of 2026 than in the same period of 2025, while the number of active listings increased slightly. Vaudreuil-Dorion moved differently from the region overall: single-family and condominium sales both increased there. This report separates official January-to-June Centris market statistics from a more recent Centris active-inventory and sold-status snapshot so the dates and meanings stay clear.

The Vaudreuil-Soulanges market at a glance
From January 1 through June 30, 2026, the 23 municipalities of Vaudreuil-Soulanges recorded:
| Measure | Jan–Jun 2026 | Jan–Jun 2025 | Change |
|---|---|---|---|
| Residential sales | 1,271 | 1,367 | −7.0% |
| Active listings | 1,308 | 1,259 | +3.9% |
| New listings | 2,410 | 2,382 | +1.2% |
| Sales volume | $769.6 million | $812.8 million | −5.3% |
The short version: there were 96 fewer sales and 49 more active listings than one year earlier. That points to more choice and a slower regional sales pace, but it does not mean every municipality or property type behaved the same way.
Single-family homes and condominiums followed different paths
| Property type | Sales 2026 | Sales 2025 | Sales change | Active 2026 | Active 2025 | Sales volume change |
|---|---|---|---|---|---|---|
| Single-family homes | 901 | 947 | −4.9% | 720 | 712 | −3.6% |
| Condominiums | 283 | 321 | −11.8% | 243 | 249 | −10.8% |
Single-family activity eased, but not as much as condominium activity. Condo sales were down by 38 transactions, while active condo inventory was also slightly lower. That combination is a reminder that sales counts alone do not establish whether conditions favour buyers or sellers; pricing, neighbourhood, condition and the competing supply at a specific price point still matter.
Vaudreuil-Dorion: more sales in both major property categories
Vaudreuil-Dorion posted 342 residential sales across all property types, compared with 328 in the first half of 2025. Active listings rose to 318 from 282, and the official all-property average days on market improved to 52 from 57.

|---|---|---|---|

| Average sale price | $624,913 | $613,193 | +1.9% |
| Median sale price | $604,000 | $580,000 | +4.1% |
| Days on market | 39 | 43 | 4 days faster |
| Sale-to-list ratio | 98% | 99% | −1 point |
Condominiums in Vaudreuil-Dorion
| Measure | Jan–Jun 2026 | Jan–Jun 2025 | Change |
|---|---|---|---|
| Sales | 138 | 132 | +4.5% |
| Average sale price | $406,953 | $404,880 | +0.5% |
| Median sale price | $386,500 | $378,000 | +2.2% |
| Days on market | 67 | 56 | 11 days slower |
| Sale-to-list ratio | 98% | 98% | No change |
The two segments did not move in lockstep. Single-family homes sold more often and faster, while condominium sales also increased but took longer. Anyone pricing a property should therefore compare like with like instead of applying one regional percentage to every home.

Ten local municipality snapshots
These are official all-property sales counts and days on market for the municipalities most often covered on this site. They are descriptive comparisons, not rankings.
| Municipality | Sales 2026 | Sales 2025 | Days on market 2026 | Days on market 2025 |
|---|---|---|---|---|
| Vaudreuil-Dorion | 342 | 328 | 52 | 57 |
| Saint-Lazare | 129 | 193 | 42 | 52 |
| Pincourt | 111 | 125 | 63 | 54 |
| Notre-Dame-de-l'Île-Perrot | 96 | 96 | 58 | 61 |
| L'Île-Perrot | 72 | 82 | 57 | 37 |
| Rigaud | 69 | 64 | 59 | 64 |
| Les Cèdres | 65 | 50 | 43 | 58 |
| Coteau-du-Lac | 54 | 64 | 41 | 80 |
| Hudson | 41 | 60 | 44 | 73 |
| Terrasse-Vaudreuil | 16 | 16 | 43 | 45 |
The variation is meaningful. For example, Vaudreuil-Dorion, Rigaud and Les Cèdres had more sales, while several other communities had fewer. A regional total is useful for context, but the relevant comparison for a buyer or seller is usually municipality plus property type plus price range.

Current inventory pulse as of August 27, 2026
A fresh aggregate of Centris active-listing data contained 1,018 Vaudreuil-Soulanges properties:
- 762 single-family homes, with a median asking price of $749,000;
- 250 condominiums, with a median asking price of $399,000; and
- 6 revenue properties, a small group whose mix can move the price figures substantially.
These are asking-price statistics for active inventory, not sale-price statistics. They describe what was available in the data feed on August 27 and can change throughout the day.
The separate 90-day status pulse contained 472 records moved to sold status between May 30 and August 27: 364 single-family homes, 94 condominiums and 14 revenue properties. Median sold prices in that pulse were $616,500 for single-family homes and $382,000 for condominiums. The pulse uses the Centris status-modification date; it is not presented as the date of the notarial closing and it does not replace the official January-to-June market statistics.

What this means for buyers
The regional data shows slightly more official active inventory and fewer completed sales during the first half of the year. That may create more room to compare options in some segments, but the Vaudreuil-Dorion single-family figures show that well-positioned submarkets can still move more quickly. Before making an offer, compare recent sold properties of the same type and area, the current competition, condition, location and any conditions attached to the transaction.
What this means for sellers
Regional volume was lower, yet Vaudreuil-Dorion's single-family sales and median price were higher. Sellers should avoid using either observation as a blanket pricing rule. The strongest launch price is based on recent comparable sales and the active competition buyers will see on the same day—not a regionwide average alone.

How this report was built
The January-to-June figures come from licensed Centris aggregate market statistics. The source period is January 1 to June 30, 2026, compared with the same dates in 2025; the source was revised July 1, 2026. Counts and sales volume were summed only from non-overlapping municipality and property-type rows.
The August inventory and sold-status sections come from a privacy-safe aggregate of current Centris listing data. No addresses, listing numbers, client information, broker information, remarks or photos are included. Groups with fewer than five records are suppressed. The official source does not provide an aggregate Vaudreuil-Soulanges median price or regional days-on-market figure, and this report does not manufacture one by averaging municipality medians or days on market.
The public Centris Vaudreuil-Soulanges page linked below is useful corroborating context, but it is a separate second-quarter view compiled from 14 municipalities. Its scope and period are not interchangeable with this report's January-to-June, 23-municipality series.
Frequently asked questions
Is Vaudreuil-Soulanges currently a buyer's market or a seller's market?
This dataset alone is not enough to apply one label to all 23 municipalities and every price range. First-half sales were lower and active listings were slightly higher regionwide, but conditions varied by municipality and property type. A current local comparison is more useful than a single regional label.
What was the median home price in Vaudreuil-Soulanges?
The available official source does not provide a single regional median that can be published responsibly. Municipal medians cannot be averaged together. For Vaudreuil-Dorion specifically, the official January-to-June 2026 median was $604,000 for single-family homes and $386,500 for condominiums.
Are Vaudreuil-Dorion prices rising?
For the first half of 2026, the official median sale price was 4.1% higher for single-family homes and 2.2% higher for condominiums than during the same period in 2025. Those are historical segment results, not a forecast and not an estimate for a particular property.
How current is this market report?
The official comparison covers transactions and listings from January 1 through June 30, 2026 and uses a source revision dated July 1. A separate current-listing and sold-status pulse is dated August 27, 2026. The next edition should replace both components when a newer official reporting period and fresh Centris data snapshot are available.
